Common practice

Why it's written this way

Cleaning invoices are small and frequent. The format has to be scannable in five seconds.

1

Why a base rate plus add-ons?

Customers compare cleaners on the base rate. Keeping add-ons separate lets you stay competitive on the headline while still charging for extra work.

2

Why list the rooms or areas?

It defines the scope. "Clean the house" turns into disputes; "kitchen, two baths, living room, three bedrooms" doesn't.

3

Why show supplies?

A small supplies line explains your rate versus a solo cleaner using the customer's products, and it makes the price defensible.

Before you send it

What varies by state

Cleaning is rarely licensed, but tax and labor rules hit it harder than most trades.

General information, not legal, tax, or licensing advice. Requirements differ by state, county, and city and change over time. Confirm with your state licensing board and the local authority having jurisdiction before relying on any of this.

Common questions

Flat rate or hourly?

Flat rate per visit for recurring residential work; hourly for one-time or unknown-condition jobs. Either way, list what's included.

Should I charge for supplies?

Yes if you bring them. A small fixed line is cleaner than trying to itemize.

How do I bill a move-out clean?

As a one-time surcharge on top of the standard clean, listed separately so the customer doesn't expect that price every visit.

What about cancellations?

State a cancellation window and fee on every invoice so it's on record before it's needed.
